The City of Bayswater is a metropolitan local government in Perth, Western Australia.
Disposal of aged care village (independent living and residential care) as a going concern.

LAND DEVELOPMENT AGENCY. EXPRESSIONS OF INTEREST FOR PROPOSALS TO DEVELOP THE LAKESIDE FORMER WATER POLICE SITE IN BELCONNEN.
The existing building will be torn down in February 2017 to make way for the as yet-to-be determined development on the 1000 square metre site, currently zoned for leisure and accommodation.
The site will be sold next year under the existing zoning, which means a two-storey limit on buildings and use limited to accommodation, bars or restaurants, or club facilities.
Potential developers have been asked to show how their plans would help 'build a foreshore precinct consistent' with the Belconnen town centre master plan, promote activity in nearby spaces and minimise impact on neighbours.
The development must 'generate a lively, vibrant atmosphere in adjacent public open space, particularly the Emu Inlet Park'.
It must demonstrate how the site will be integrated with the proposed Emu Bank lakeside promenade outlined in the master plan.
The proposal must also address impact on traffic and parking.
These criteria were developed together with the neighbouring Belconnen Arts Centre, Lake Ginninderra Sea Scouts and the Belconnen Community Council.
Once the expressions of interest period for the Belconnen lakeside site, close on 16 February 2107, the government will short-list developers who will be invited to submit a tender.

CITY OF HOBART. CIVIC SQUARE REDEVELOPMENT - EXPRESSIONS OF INTEREST. The Civic Square site is the city block bounded by Morrison, Argyle, Davey and Elizabeth Streets, close to the Hobart waterfront.
LJ Hooker Commercial Hobart has been instructed by the City of Hobart to invite expressions of interest for development of this unique area.
The City of Hobart is looking for proposals that revitalise this space for the benefit of the community. The revitalisation should support a range of activities, while respecting the historical character of the existing buildings.
    Redevelopment Objectives:
The draft Master Plan - Civic Square Hobart was completed in February 2016. The plan undertook extensive public consultation to determine design principles that met community expectations, as well as planning scheme guidelines and design outcomes.
Based on the work contained in the masterplan the follow principles have been identified. These principles are referred to as the guiding revitalisation objectives:· Retain the historic stock including remnant walls and take the opportunity to reveal and interpret the historic layers of the site including basement levels.
    · Repair the urban block. Rebuild the corners of Elizabeth and Morrison Streets and of Argyle and Morrison Streets and allow for additional block massing having regard to street amenity and heritage compatibility as well as the critical view lines from Constitution Dock across the site to the Kunanyi / Mount Wellington summit.
    · Retain and enhance a public diagonal thoroughfare from Elizabeth Street to Argyle Street in the form of a public concourse which acknowledges the current desire-line to Mawson Place (especially at event times). To provide for through building pedestrian linkages from this concourse to Davey and Morrison Streets.
    · Create intimate public spaces that provide for opportunity for seating, public art, summer shade and active built edges. As well as the provision of these spaces at ground level provision of a public space should be allowed for an upper level to allow for views over Sullivans Cove to be appreciated and enjoyed.
    · The use of the site is to allow for a range of activities that allow for the site to be used for both day and night time use.
    · Reconsider the civic space of the adjacent streets and particularly lower Elizabeth Street. Enhance pedestrian amenity by widening footpaths where possible, provision of feature and pedestrian lighting /seating, and the provision of appropriate street tree planting. Encourage ground floor activity onto these streets.
Submitting an Expression of Interest: Expressions of Interest are to be lodged by 27 January 2017, to the offices of LJ Hooker Commercial Hobart - 119 Harrington Street, Hobart.
For more information visit the LJ Hooker Commercial Civic Square webpage.
